Commercial Metal Stud Framing in St. Louis: What GCs Should Include in a Bid Package

Commercial metal stud framing packages are won or lost long before the first stud is installed. For general contractors, developers and owners in Greater St. Louis, a clean bid package starts with the wall types, heights, deflection requirements, rated assemblies, backing, soffits and coordination notes being clear enough for every bidder to price the same scope.

What belongs in a commercial metal framing package

A complete framing scope should identify interior partitions, rated walls, shaft or chase conditions, ceiling bulkheads, door and frame openings, blocking and backing, and any exterior or high-wall conditions shown on the drawings. When those items are vague, bids spread out and change orders become more likely.

  • Metal stud sizes, gauges and wall heights by partition type.

  • Head-of-wall and deflection details where structure movement must be accommodated.

  • Backing and blocking for wall-mounted equipment, millwork, accessories and fixtures.

  • Soffits, ceiling drops, framed openings and specialty interior features.

  • Fire-rated and sound-rated assemblies coordinated with the drywall specification.

Framing and drywall should be coordinated together

On tenant improvements and larger interior projects, the framing scope works best when it is reviewed alongside the commercial drywall and framing package. Wall types determine both stud requirements and board layers, while door frames, backing, MEP rough-ins and inspection sequencing affect both trades.

Keeping those scopes coordinated reduces gaps between framing and board installation and makes it easier for the GC to manage schedule, inspections and punch work.

Where commercial framing costs move

Price is affected by more than linear footage. Wall height, stud gauge, deck conditions, lift access, occupied-space restrictions, night work, rated assemblies, ceiling framing and compressed schedules all influence labor and equipment. A plans-based estimate should call out those assumptions clearly so the number can be compared fairly.

What we look for before pricing

For a serious commercial bid, we want the architectural plans, wall types or partition schedule, reflected ceiling plans when soffits or ceiling framing are involved, project location, bid date and expected schedule. If specifications are available, we review the framing and gypsum sections together instead of pricing from floor plans alone.

St. Louis Drywall Pros provides commercial metal stud framing services for tenant improvements, offices, retail, medical, restaurants, renovations and larger interior construction packages across Greater St. Louis. We also bid substantial residential and new-construction drywall/framing packages, but we do not target patch-only or small handyman work.

Send plans for a bid

General contractors, builders and owners can send drawings, project location, bid date and scope information for review. Our estimating focus is on substantial drywall, metal framing and ACT packages where production, coordination and schedule matter.
