What GCs Should Send With a Commercial Drywall & Metal Framing Bid Invitation in St. Louis

A commercial drywall number is only as reliable as the information behind it. When a GC sends a complete bid package, we can price faster, catch scope gaps earlier and reduce the chance of change-order arguments after award.

1. Architectural plans and the correct wall types

We start with the reflected ceiling plans, floor plans, wall-type details, sections and finish information. The important questions are simple: which walls are full height, which stop above ceiling, where are rated assemblies required, what gauge and stud depth are specified, and where do soffits or ceiling framing change the quantity?

2. Drywall board type, layers and finish level

A bid should identify 5/8-inch Type X, moisture-resistant board, shaft-wall components, abuse-resistant panels or multiple layers where required. We also need the expected finish level. Level 4 across a medical office or retail build-out is a different labor package than board installed in a back-of-house area with minimal finish requirements.

3. Insulation, sound and above-ceiling requirements

Sound attenuation and thermal insulation are easy to miss when they are buried in wall-type notes. We check whether insulation runs full height, whether it continues above ACT ceilings, and whether perimeter acoustical sealant or fire caulking is part of the wall system.

4. Backing, blocking, doors and specialty items

Backing for cabinets, wall-mounted equipment, restroom accessories, displays and millwork can materially change framing labor. Door-frame installation, hollow-metal frames, access panels, FRP, acoustical ceilings and specialty wall systems should be called out clearly if the drywall contractor is expected to carry them.

5. Schedule, phasing and occupied-space restrictions

After-hours work, active businesses, phased turnovers, limited loading access and tight inspection dates all affect production. We want those constraints before bid day, not after award. A crew that can hang and finish quickly in an open shell may produce very differently inside an occupied medical or retail space.

6. Addenda and scope clarifications

The final number should be based on the same addenda the GC is carrying. If a wall type, ceiling detail or finish requirement changes late, it can affect framing, board, insulation and finish quantities at the same time.
