A restaurant build-out packs more wall types into a small space than almost any other commercial interior. Dining rooms, kitchens, restrooms and back-of-house areas each need a different board, backing and finish. St. Louis Drywall Pros bids the drywall and metal stud framing package for restaurant and quick-service build-outs across Greater St. Louis, working from the drawings.

What the drywall package covers in a restaurant

  • Metal stud partitions for the kitchen, dining room, restrooms, office and storage.

  • Demising walls to the neighboring tenants, which are often fire rated.

  • Soffits, bulkheads and ceiling drops over the service line, bar and dining room.

  • In-wall backing and blocking for equipment, shelving, grab bars, millwork and TVs.

  • Drywall hanging, taping and finishing to the level the finish schedule calls for.

  • Acoustical ceiling grid and tile where specified, including washable tile in food prep areas.

  • Insulation for sound and, where required, for the rated assemblies.

Kitchen and wet-area walls

Kitchen walls are usually covered with FRP panels, stainless steel or tile so they can be washed down. What goes behind that finish matters. The drawings may call for moisture-resistant board, cement board or another tile backer at dish areas, mop sinks and restrooms. Health department and building plan review set the requirements, so the board type should come from the approved drawings.

Backing is the item most often missed. Wall-hung sinks, shelving, hood controls and equipment rails all need solid backing in the framing before the board goes up. Adding it afterward means opening finished walls.

Hoods, shafts and rated walls

Where a grease duct or shaft runs through the space, the enclosure around it may need to be a fire-rated assembly. Rated walls have to be built exactly as the tested design, with the listed board, layers and firestopping at penetrations. These are priced from the wall types and assembly numbers in the drawings.

Franchise and prototype drawings

National brands issue prototype drawings with their own wall types, heights and finish standards, and the local permit set adapts those to the actual space. A sound drywall bid is based on the local set and checks the prototype details against site conditions such as deck height and existing demising walls before the number goes in.

What to send for a bid

  • Architectural drawings with wall types and the partition schedule.

  • The reflected ceiling plan, showing soffits, bulkheads and ceiling types.

  • The finish schedule.

  • The kitchen equipment plan, which drives the backing locations.

  • Bid date and schedule, including any night or phased work.
